Disbursement and Funding Authorization

Origination Loan Documents

You can add Disbursement and Funding Authorization by toggeling to "yes" on the Loan tab:

This will open up the Funding Tab where you can add:

  • Borrower Fees - To Be Financed
  • Borrower Fees - To Be Paid Outside Closing (POC)
  • Deposits, Payoffs, Holdback/Reserves, and Final Wire Amount
  • Actual Per Diem Interest

The document will generate as below:

Here are two ways to use it, depending on how you want to work an order.

Option 1: Generate the package now, add the Disbursement and Funding Authorization later

  1. On the Document List tab, uncheck the Disbursement and Funding Authorization document.
  2. Continue with normal order to produce the full package without it.
  3. Once you have final numbers, return to the Document List tab of the order record and press Generate next to the Disbursement and Funding Authorization line to produce just that document.

Option 2: Order as usual, then refresh the document whenever numbers change

  1. Place and generate your order the same way you do today.
  2. Anytime you need a new version of the Disbursement and Funding Authorization, start a redraw to open the fields, go to the Document List tab and press Generate next to that line.
  3. Each generation reflects the current figures, so you can edit the fields and re-generate it as many times as a closing requires.

Both options live on the Document List tab, where the Disbursement and Funding Authorization now has its own Generate button and an Include in Final Order checkbox.

Modification and Assumption Documents

You may use the following template(s) in lieu of generating the Disbursement and Funding Authorization with your loan modification/assumption documents:

DISBURSEMENT AND FUNDING AUTHORIZATION - Modification

DISBURSEMENT AND FUNDING AUTHORIZATION - Assumption
