How most customers use GoDocs
Most of our customers already have an established internal closing process for title, survey, entity review, and the other pieces that surround a closing. They use GoDocs to generate the loan documents themselves. The GoDocs package is designed to stand on its own — having outside counsel review each set of loan docs is a business decision, not a requirement. Some lenders do it, many don't.
The question of "will an attorney review our loan docs" is really a policy question for each of our customrs: how much of your legal work do you want to keep in-house or with your existing counsel, and where do you want a third party to fill gaps? Once we understand how you handle closings today, we can figure out where (if anywhere) LegalNet fits in.
What LegalNet is
LegalNet is an optional, à la carte network of partner law firms you can engage through GoDocs. It's modular — you pick only the services you want, deal by deal. The main options:
- Standard Title Services — examination of the title commitment and guidance on title/escrow instructions
- Survey Review — optional add-on to Standard Title Services
- Entity Reviews — review of borrower/guarantor org docs and signing authority
- Local Counsel Review — UPL compliance review for TX, OH, KY, SC, NC (states we've automated for)
- Attorney Closing Services — for states with stricter attorney-closing requirements (CT, DE, GA, MA, NC, NH, RI, SC, and others by risk-based assessment)
- Responding to Borrower's Counsel Comments — if borrower's counsel marks up your docs, LegalNet can respond
- Custom Drafting and Negotiations — tailored provisions for complex or unusual deals
- Other Legal Services — anything outside the above
