The obtain legal description field allows the customer to select between 4 options in which the customer can incorporate the "Description of the Land".
Option 1 "Entered in Field Below": the customer will paste the legal description into the text box.
If Option 1, "Entered in Field Below" is selected, 3 more options to customize the Legal Description will appear in the form of boxes which can be checked depending on the customers' preferences.
If the first box is checked, 'Include this introductory paragraph at top of legal description?', GoDocs introductory paragraph will appear above the legal description the customer entered below. If the legal description the customer is providing already contains the Tax Parcel Number and the Property Address, the two subsequent boxes would need to be checked. Depending on the customers' needs, any combination of the boxes can be checked for their order.
You can paste the legal description in the provided field by using the commonly known CTRL + V function on your keyboard.
Option 2. “Word Document to follow by Email”: the customer will email the DocPrep team a word document and the DocPrep team will manually add the legal description to the document package. Only available on premium support orders.
Option 3. “PDF to follow by Email - ($55/page)”: the customer will email the DocPrep team a PDF file and the DocPrep team will transcribe and manually add the legal description into the document package. Only available on premium support orders. For PDFs, we do charge a $55 transcription fee.
Option 4. "Leave Blank": no legal description is included from GoDocs and the Lender is responsible for adding it into the document package post delivery.
